Superior Walls of Ohio Participates in PAS Project
2 April '08
The article posted here is just another example of how Superior Walls are used in a “green building” sort of project. The home mentioned in this article received their precast concrete panels from Superior Walls of Ohio. The cities of Dayton, Kettering, and West Carrollton Ohio and CountyCorp, constituent members of the Partnership for Affordable Sustainability (PAS), awarded the top honor in the Affordable Green Design contest to the Litehouse Development Group. The PAS was formed to promote sustainable, green building practices in affordable housing markets. The PAS and Litehouse Development Group in partnership with National City will build these homes on reclaimed vacant lots. This project will reinforce current revitalization efforts underway in each neighborhood, increase homeownership, and encourage continued reinvestment by other homeowners and neighborhood stakeholders.
The unique design of the Litehouse addresses the need for innovation in housing to minimize the impact of the housing industry on the environment while maximizing the efficient use of energy, materials, and land. The affordability of the Litehouse will allow citizens to live in energy efficient sustainable homes, while placing less stress on their finances and our utility services through waste reduction, lower utility costs, and decreased water consumption.
It is a plan that has the potential to be far reaching beyond community neighborhoods and budgets. It is a house that will tread lightly on the earth and the homeowners’ budget, wisely using our ever-diminishing resources and maximizing value while controlling costs. One the most significant long-term impacts is the ability for future generations to have the same resources we enjoy today.
The Litehouse project will provide many benefits to our region. It affords the opportunity for the Montgomery County region to be a leader in affordable sustainable housing. Construction materials will be purchased locally whenever possible, keeping money in the region. The green construction will significantly reduce builders’ and homeowners’ exposure to harmful toxins. Additionally, the success of this venture will highlight how innovative collaboration amongst cities results in the common good for the community, and ultimately the planet benefits as well.
The Litehouse Demonstration Homes will be built on multiple in-fill sites throughout Montgomery County in the City of Dayton, City of Kettering, and City of West Carrollton. The homes will be showcased in a May 2008 Open House event promoting this style of design and demonstrate the many diverse means to incorporate sustainable green building into new home construction. These highly insulated homes will feature a high efficiency furnace; Energy Star rated windows, doors, and appliances, a whole house ventilation system, a rain harvesting system, low flow kitchen and bathroom fixtures and dual flush toilets among other features. The Demonstration Home’s project will lay the groundwork for more than thirty single-family Litehouse homes and 36 Town Homes over the next three years within the multiple municipalities.
National City Community Development Corporation provided equity financing for the project. Through the partnership with National City, homebuyers purchasing Litehouse homes will be eligible to apply for a special mortgage program and may be eligible for rates at 1 1-2% below market rate.
